Blueprint is pleased to announce the successful sale of a 48-unit / 60-bed memory care community located in the Lake Havasu City–Kingman MSA on behalf of an institutional seller.
Originally constructed in 2009, the community has benefited from approximately $2 million in recent capital improvements. The asset presented a compelling opportunity for an incoming investor to unlock operational upside through occupancy growth and rental rate optimization.

Blueprint executed a targeted, competitive marketing process that generated strong interest from a range of regional owner/operators, many of whom were drawn to the opportunity to reposition the asset operationally. Ultimately, the seller selected a real estate investor partnered with an experienced operator seeking to establish a presence in the market.

The transaction was structured as a lease with a future purchase option, marking the first deal between the newly formed partnership and Blueprint’s second transaction with the buyer.

Blueprint worked closely with the seller, buyer, and incoming operator throughout the process, coordinating across all parties to successfully bring the transaction to close.
