Built in 2020 and 2021, The Canopy at Boynton Ridge and The Canopy at Warner Robbins, were purpose-built inclusive of 64 units of assisted and living and memory care each.
At the time of marketing, the communities were 99%+ occupied with a blended EBITDAR margin approaching 30%.
A regional developer engaged Blueprint to run the sales process. Blueprint tailored a marketing strategy to drive interest from yield driven, institutional investors as well as local and regional owner/operators looking to add on to their footprint in Georgia or the Southeast.
Blueprint’s marketing campaign generated multiple initial round offers from a range of different buyer profiles. Following a final round process, a Florida-based, full service commercial real estate platform purchased the community, ultimately utilizing their Florida-based operating partner to manage the communities moving forward.
