CSH developed and delivered the state-of-the-art 48-unit/54-bed community in 2017, partnering with The Arbor Company, a best-in-class operator of luxury senior living communities, to manage the community
Located in the affluent Northern Virginia suburb of Chantilly, the community leased up in record time, reaching ~93% occupancy within eight months of opening its doors. The project was a clear home run, remaining full and stabilized for two consecutive years leading up to the pandemic. The community demonstrated tremendous resiliency throughout 2020 and 2021, never losing profitability, and quickly rebounding once strict local lockdowns were lifted

Upon fully restabilizing in Q1 2022, CSH sought to collect on its successful development and tasked Blueprint to run a competitive marketing process aimed at maximizing proceeds

Blueprint leveraged its expert understanding of investor sentiment around the niche product type and the related, evolving transaction market. Specifically, Blueprint targeted national investment groups with a demonstrated interest in the memory care sector, along with the broader community of local and regional Seniors Housing owners and operators

Designing a highly tailored campaign, Blueprint positioned the offering as an opportunity to step into substantial cash-flow with the potential to materially grow rents over time on the strength of surging local demand. Given the notable in-place EBITDAR, Blueprint was able to broaden the buyer pool even further to yield driven investors who might not have otherwise considered a stand-alone memory care community

Broad market interest translated into several competitive bids, enabling the seller to leverage the process and push best-and-final pricing. Ultimately, CSH selected the Hamister Group, a Buffalo, NY-based owner-operator, as the Buyer. Hamister, an experienced investor in both Seniors and Hotel assets, has an existing presence in the region rendering the subject community a strategic addition to their growing portfolio

Blueprint worked hand-in-glove with all stakeholders to navigate complex state licensure and compliance requirements and rapidly shifting debt markets to structure and close the mutually beneficial transaction
