Blueprint Delivers Successful Sale to New Buyer
Located in Central Missouri, 45 minutes north of Columbia, Valley View Health & Rehabilitation is a 96-bed skilled nursing facility built and renovated in the late 1980’s and early 1990’s.

In 2018, Blueprint completed the lease transaction of an 11-facility portfolio in Missouri on behalf of the REIT owner, establishing a new landlord-tenant relationship under a master lease agreement.

While the facility’s performance continued to improve under the new operator, Valley View represented a geographic outlier to the provider’s other Missouri locations more heavily concentrated in and around the larger metropolitan areas of St. Louis and Kansas City. As a result, the REIT and operator collectively decided to engage Blueprint to confidentially market the facility for sale.

Blueprint formed the market in less than three weeks, procuring multiple competing offers from in-state and out-of-state investors and operators.

The selection of an East Coast-based owner/operator eager to complete its first skilled nursing facility acquisition concluded the process.

Throughout the negotiation, diligence, and transition processes, Blueprint worked closely with both sides, facilitating active and open lines of communication to ensure a smooth sale process and operational transition.
