The community is located in Jasper, GA, a growing retiree destination with top-tier wealth and home value metrics. Additionally, the community is adjacent to a large active adult development and benefits from significant planned residential and commercial growth anticipated to take place over the coming years.
At the time of launch, the community was approaching 95% occupancy and generating annualized revenue of $4.7 million with EBITDAR margins of 30%+. Additionally, the offering included excess land representing an excellent expansion opportunity for an incoming investor to increase the community’s capacity and further bolster its competitive profile within the market.
Engaged by the original developer, Blueprint launched a focused 30-day marketing campaign that generated multiple initial rounds offers from both public and private investors.
Following a competitive final round process, a public REIT emerged as the winning bidder, who partnered with a Georgia based operator already active in the Jasper market. Buyer intends to break ground on the expansion opportunity soon after closing, unlocking meaningful long-term value.
The transaction closed on time and at the LOI pricing, showcasing Blueprint’s ability to maximize optionality, deliver strong execution, and achieve top-of-market pricing.
