Blueprint creates value on the sale of River Bend and successfully advises on the transition process
Located in Rochester, Minnesota, River Bend is scenically situated on the Zumbro River, approximately 1.5 miles from the Mayo Clinic
Built in 2014, River Bend maintained consistent operations historically and throughout COVID-19. Ownership, a predominately multi-family investment firm, elected Blueprint to conduct the sales process of their final seniors housing asset
Blueprint originally marketed the community in March 2020 and procured multiple letters of intent. At that time, ownership identified a value-add opportunity through an assisted living to memory care conversion and elected to place the sale on a brief hold to complete the conversion
Following the conversion and successful lease-up, ownership then relaunched the marketing process in the Summer of 2021 to a small, tailored group of prospects
Lloyd Jones was selected as the buyer for River Bend for their recognition of potential upside, uniqueness of the asset, and strong desire to begin building a seniors housing platform
With Blueprint’s guidance, Lloyd Jones successfully completed the transition and closed the transaction in early 2022 for $26,500,000
