Blueprint judiciously advises on sale of Class A seniors housing portfolio
Owned and developed by Atlanta-based Aspire Development Partners and managed by The Arbor Company, the portfolio included two communities. Located in Canton, Georgia, The Arbor at Bridgemill consists of 206 units and opened in 2018. The Lakeside at Amelia Island is located in Amelia Island, Florida and consists of 187 units and opened in two phases between 2018 and 2019.

Ownership originally engaged Blueprint in the fall of 2020 to evaluate strategic options and, after a brief marketing process, decided to delay the offering as M&A markets improved.

Blueprint continued to work closely with ownership to understand key objectives and performance trends.

With Blueprint’s guidance, the seller elected to approach a few of the participants from the previous marketing campaign, highlighting the portfolio’s exceptional performance during the COVID-19 pandemic, market leading design and asset quality, and The Arbor Company’s remarkable operational track record.
