Blueprint advises valued & repeat client on sale of three Seniors Housing Communities in Georgia
The communities were located in secondary markets throughout Georgia and totaled 156 units of assisted living and memory care

While at the time of sale the communities were not stabilized, the portfolio was well-positioned to capitalize on the strong demand for affordable senior care within their respective local markets

Blueprint positioned the deal as an attractive opportunity for an incoming investor with regional expertise and infrastructure to acquire the communities and realize significant cash-on-cash returns

By leveraging a team-based approach to the marketing process, as well as its real time knowledge of the most active buyers in the Southeast, Blueprint generated three compelling written offers, ultimately advising the Seller to move forward with a regional owner/operator that has been actively expanding within the Southeast

Finally, Blueprint successfully overcame a pre-closing funding issue with the Buyer’s lender by working with the Buyer to fund closing via an all-equity capital structure, resulting in no delays to the closing
