A global real estate investment firm engaged Blueprint to market for sale a 121-unit independent living community located in Urbandale, Iowa, a highly desirable suburb within the Des Moines MSA.
Opened in 2002, the four-story property features an attractive unit mix heavily weighted toward spacious two-bedroom units, many with private balconies, and a comprehensive amenity package. Current ownership converted the asset from an entrance fee model to a traditional rental model in 2019, then executed a significant refresh of the community’s interior from 2020 to 2022, driving enhanced resident experience, competitive positioning, and long-term sustainability.
At the time of marketing, the community was demonstrating strong operating momentum, with occupancy materially improved from post-pandemic lows and revenue and margins hovering around 40%.
Blueprint designed and executed a competitive, national marketing process that generated strong interest from institutional and private investors interested in high-quality independent living assets in supply-constrained Midwestern markets. Indeed, the process yielded 16 offers.
The transaction ultimately closed with a well-capitalized buyer attracted to the community’s scale, location, renovation story, and continued upside through lease-up and operating optimization.
Blueprint’s extensive network of both national and regional investors yielded a deep set of offers, giving Sellers a wide set of options and confidence in acheiving optimized market pricing.
