The Ocean Shores, WA community, comprised of 50 assisted living units built in 1998, had maintained occupancy in excess of 96% over the last three years. The well-maintained community serves private-pay and Medicaid residents along the Pacific Ocean and North Bay

The seller sought a discrete transaction with a buyer who has a proven track record of closing without headaches or turbulence. Blueprint’s deep market relationships identified a Washington owner-operator eager to expand with strong financial backing and a track record of on-time launches

The purchase price in total was $4,640,000, approximately $36,000 per unit on a blended basis
