Both facilities were of older vintage, having originally been built in the early to mid 1960s, though both had recently undergone renovations by current ownership

The seller had successfully maintained strong census at both facilities despite ongoing market headwinds as evidenced by the average occupancy and quality-mix exceeding 90% and 40%

Blueprint prioritized ownership’s goal of maintaining extreme confidentiality by leveraging its knowledge of the most active skilled nursing buyers in Minnesota, ultimately approaching only four groups and receiving three written offers

After multiple rounds of competitive bidding, Blueprint advised the Seller to select a national skilled nursing owner that was looking to expand their tenant’s footprint within Minnesota, and with whom Blueprint had previously transacted on multiple deals

During the due diligence process, Blueprint worked in lockstep with the outgoing operator to expertly navigate the transition amongst the Buyer’s two tenants, resulting in a timely operational handoff upon Buyer’s receipt of state licensure approval
