Built in 2018, the 41,540 RSF Class-A building is located in the densely populated village of Chicago Ridge, IL, within five miles of more than 1,300 hospital beds across three major hospital campuses and is the premier medical outpatient facility in the market. The property offers a complementary mix of oncology, lab, cardiothoracic, pulmonology, and pharmacy.
The multi-tenant property is majority anchored by Affiliated Oncologists, who have a comprehensive services agreement with US Oncology Network, a subsidiary of McKesson (Fitch: A-). US Oncology Network brings together more than 2,700 independent providers across 600+ locations into a community of shared expertise and resources to advance local cancer care and deliver better patient outcomes.

Blueprint worked closely with the selling physician group to negotiate new, long-term NNN leases for three tenants at the property, procuring multiple offers throughout the process. The seller ultimately chose a well-capitalized, privately held healthcare real estate investment firm as the buyer.

Blueprint successfully structured a seller reinvestment piece to create alignment and comfort for the buyer and lender, while also negotiating an exclusive tenant parking agreement that opened additional opportunities to benefit landlord, tenant, and patients.
