The buildings were initially constructed in the 1960’s but have been well maintained and upgraded over the years. The Seller most recently focused on its operational efforts on census growth and reimbursement revenue enhancement, realizing a 10-15% Medicaid daily rate increase in the second half of 2025.

Blueprint’s confidential marketing efforts targeted in-state and out-of-state investors and operators seeking platform expansion and growth opportunities in the region. Following its initial marketing phase, Blueprint procured six competitive offers, with the Seller choosing Journey as the ultimate buyer, an Indiana-based provider with a growing operational presence in Georgia.

Blueprint negotiated the sale of the real estate and facility operations, actively working with all parties throughout the sale process to effectuate an expeditious and smooth closing in less than 90 days following offer acceptance. The purchase price was $13,175,000 or approximately $73,000 per bed. The transaction represents Blueprint’s first closing with Journey, which grew its operating platform to 11 facilities across the State. As the latest additions to the Journey family, the facilities have since been renamed The Woods of Sparta and Warrenton Woods.
