A publicly traded company focused on seniors housing engaged Blueprint to oversee the disposition of an assisted living community located in an attractive submarket of the Tucson, Arizona MSA.
Blueprint positioned the asset around a clear rate-growth and stabilization story, framing the community's operating history as an opportunity for a hands-on operator. The marketing narrative highlighted a meaningful gap between in-place assisted living rates and prevailing market asking rates within the immediate trade area, alongside a well-capitalized physical plant supported by significant capital investment in recent years. Combined with an affluent, growing 85+ demographic base nearby, Blueprint presented a compelling opportunity for an incoming investor to capture occupancy, rate, and margin upside without significant near-term capital needs.

Blueprint ran a targeted marketing process that generated interest from a mix of owner/operators active in the Arizona seniors housing market, each bringing a differentiated view on price, structure, and operational transition strategy.

Ownership ultimately selected a buyer who will assume operations at closing, in an all-cash transaction. Notably, the buyer and the seller had transacted together earlier this year on another Arizona community, and that existing relationship proved to be a significant asset throughout the process. The parties were able to reuse definitive documents from the prior transaction, and the familiarity built through that earlier operator swap allowed diligence and closing to move efficiently and with minimal friction.

The transaction reflects continued investor conviction in well-located, value-add seniors housing in growing Sun Belt markets, and underscores the efficiency gained when a buyer and seller can build on an established working relationship from a prior deal.
