Blueprint was purposefully selected by a public REIT to execute the strategic sale of The Laurels of Willow Creek, a 120-bed skilled nursing and rehabilitation facility located in the Richmond suburb of Midlothian
Built in 1991 with an addition completed in 2018, the meticulously maintained facility featured 36 private suites and 42 semi-private rooms. As one of the premier facilities providing care in the local market, The Laurels of Willow Creek demonstrated consistent operational performance with stable census and cash flow
Utilizing the underlying performance trends fueled by Virginia’s Medicaid rate enhancement tailwinds, Blueprint creatively maneuvered the unique landlord-tenant structure and ultimately drove exceptional value for the sale transaction between the REIT buyer and seller. Ohio-based Laurel Healthcare Company, a part of the Ciena Healthcare brand, will remain in place as operator of the facility.
Working with all parties on an expedited timeline following offer acceptance, Blueprint successfully closed the transaction in approximately 60 days. The achieved market value of this completed sale represented a very favorable outcome for the seller
