A prominent lender and special servicer in the Seniors Housing sector engaged Blueprint to maximize value on the sale of The Pointe at Kirby Gate, a 1996-vintage, 52-unit assisted living and memory care community located in Memphis, Tennessee.
With the community struggling to rebound from pandemic-era lows, the team controlling the asset worked with Blueprint to design an efficient and effective marketing process that would strike the appropriate balance of maximizing proceeds and execution timing and certainty.
Blueprint conducted a targeted marketing campaign highlighting the community’s attractive location within Memphis, it’s proximity to three major short term acute hospitals, and the surrounding population’s favorable aging demographics.
Targeting buyer prospects with a presence and/or interest in Memphis, the marketing campaign yielded several competitive offers from several local and regional owner/operators.
The deal ultimately closed at the agreed-upon price and terms following an accelerated and collaborative process in which Blueprint and seller worked closely with the buyer to expedite contract negotiations and licensure approvals.
