Dubbed Project Red Coats, the three-facility portfolio accounted for 302 licensed beds throughout prominent Boston suburbs. Despite challenged occupancies, the portfolio generated approximately $27mm in top line revenues. However, hindered by inflated operating costs, the portfolio struggled to breakeven.
Blueprint marketed the portfolio as an opportunity to focus on rate and occupancy optimization while managing expenses and maintaining the relatively strong in-place referral network the facilities benefit from. This approach yielded several written letters of intent from reliable skilled nursing acquirers with an existing presence in the Commonwealth.
Although inevitable challenges arose, Blueprint, their client, and the buyer remained steadfast and pragmatic to eventually close the transaction. This closing further bolsters Blueprint’s undeniable efficacy as an advisor within the New England seniors housing and care market.
