Blueprint’s Behavioral Healthcare Team successfully advised an entrepreneurial senior housing investor to obtain specialized zoning entitlements for a vacant seniors housing asset and to sell the asset as a potential behavioral healthcare conversion following the re-zoning
Upon the investor securing the specialized zoning entitlements for inpatient behavioral use, Blueprint’s Behavioral Team quickly took the asset to market and procured an offer from a behavioral healthcare owner-operator who originally planned to purchase the asset, deploy capital improvements, and license the building as an inpatient substance abuse facility

However, during escrow, Blueprint was approached by an adolescent mental healthcare provider, that had worked with Blueprint in the past, expressing strong interest in leasing and operating the property. Blueprint mobilized quickly and introduced the buyer to the prospective tenant resulting in the consummation of an NNN lease, closing on the real estate shortly thereafter

Throughout the transaction, Blueprint exercised extensive resourcefulness to help the owner achieve far better pricing than what the asset was valued as vacant seniors housing as well as to assist both the buyer and tenant in the execution of a long-term NNN lease
