Blueprint is pleased to announce the successful sale of a purpose-built, 50-unit / 66-bed memory care community located in the affluent Benton County submarket of Northwest Arkansas, on behalf of a national seniors housing owner/operator. Blueprint's deep seniors housing and memory care expertise proved vital to establishing the market and completing the transaction.
Constructed in 2017 and maintained in excellent physical condition, the community presented an attractive opportunity for an incoming acquirer to unlock operational upside through occupancy growth.

Blueprint conducted a competitive, targeted marketing process, generating meaningful interest from a range of owner/operators, many of whom were drawn to the opportunity to operationally reposition a high-quality, well-located asset. The process ultimately resulted in the selection of an established senior living investment firm with a portfolio spanning approximately 2,000 beds across 11 states.

The all-cash acquirer is well-positioned to execute a value-creation strategy centered on revamped, targeted marketing efforts to drive census toward stabilization. Backed by a supportive demographic tailwind, the buyer is well equipped to unlock the community's full potential and stabilize operations.

This transaction highlights Blueprint's ability to identify the right buyer for operationally challenged seniors housing assets and deliver successful outcomes through disciplined execution and its expansive buyer network.
