A national seniors housing owner/operator engaged Blueprint to sell an 80-unit assisted living community in Bowie, Maryland. Located adjacent to the UM Bowie Health Center, the community sits within one of the most affluent and fastest-growing senior demographic bases in the Baltimore–Washington corridor.
Constructed in 1998 and spanning approximately 60,600 square feet across two stories, Blueprint positioned the turnaround opportunity as one with a clean runway to recapture census, rate, and margin with a limited near-term capital commitment.
The offering carried a structural complication as the community occupies land owned by Prince George’s County and leased to the neighboring hospital system, with ownership holding its position through a ground sublease. Blueprint engaged directly with the hospital system to negotiate an extension of the ground lease, converting a material roadblock into a solved condition and giving both the buyer and its lender the runway required to pursue and close the acquisition with conviction.
Blueprint’s targeted process drew multiple bids from private capital and regional operators active across the Northeast and Mid-Atlantic, and the community was ultimately awarded to Cougar Capital, a regional investment firm that owns over 1,100 seniors housing units, teaming with Willow Ridge Senior Living, a growing multi-state operator, to assume management at closing. Blueprint remained actively engaged from bid selection through closing, coordinating the ground lease negotiation, licensure transition, and lender diligence in parallel to close the deal.
