Developed in 1996 with substantial renovations in 2020, this Dallas Metroplex assisted living and memory care community consisted of large units, amenity spaces, and outdoor areas
Given the intense market competition and surrounding labor pressures negatively
impacting the community, Blueprint strategically implemented a tiered marketing
campaign targeting both senior housing investors and operators to purchase the
operations and real estate, as well as behavioral healthcare providers seeking an
adaptive re-use opportunity to license as a behavioral healthcare operation

By utilizing a collaborative marketing approach including both its Behavioral and Senior Housing verticals, Blueprint was able to identify well-capitalized prospects from both sectors and ultimately selected an established behavioral healthcare provider as the buyer

Additionally, Blueprint helped introduce and secure a real estate capital partner for the behavioral healthcare operator. The two parties entered into a long term NNN lease on the asset and the capital partner will provide renovation capital for the operator

Pricing and certainty of execution in this very tumultuous financing environment were two key components of the assignment, and as a result Blueprint procured a strong offer for the seller with no price adjustments leading to close
