Citing its initiative to focus on lower acuity seniors housing, Blueprint was engaged by United Church Homes to confidentially market and sell its original senior care facility location in Upper Sandusky, Ohio. First established in 1920 to house seven residents, The Fairhaven was later redeveloped and subsequently expanded into a large senior care campus featuring 99 licensed skilled nursing and long-term care beds with an additional six independent living units
Positioning the value-add offering with distinct and material paths to achieving performance improvements, Blueprint procured seven competitive offers from qualified acquirers with existing Ohio-based operating platforms

The ultimate buyer was selected for its expertise in acquiring and maintaining faith-based facilities with an ultimate plan to build a new, state-of-the-art replacement facility to continue serving the greater Upper Sandusky area

Blueprint was heavily engaged throughout the closing process, facilitating due diligence and assisting the seller with the transaction negotiations, leading to another successful close despite ongoing capital markets volatility
