A prominent lender and special servicer in the Seniors Housing sector engaged Blueprint to maximize value on the sale of Knollwood Point, a 2001-vintage, 46-unit assisted living and memory care community located in Mobile, Alabama
The community was well-located within Mobile – off State Highway-90, and near the intersection of Interstate-65 and Interestate-10 – but challenged occupancy and volatile staffing had caused the community to struggle in recent years.

Blueprint positioned the deal as an opportunity for an incoming regional owner/operator to acquire a well-maintained community in a market with a fast-growing Senior population at below replacement cost, while implementing expense control measures to stabilize the community’s operating cash flow.

Through its strategic marketing process, Blueprint procured multiple competitive offers, ultimately electing to move forward with an owner/operator with an existing presence in the market. Blueprint closely worked with all stakeholders involved to ensure a successful closing on behalf of the receivership estate.
