Blueprint navigates challenging market environment to facilitate REIT asset sale and operator’s Idaho exit
Located in Nampa within the Boise metro area, the single-story community features 107 independent living units, 18 assisted living units, and 42 licensed skilled nursing beds. The community was REIT-owned and represented the operator’s only location in the state. The REIT and operator collectively decided to exit and engage Blueprint to facilitate the sale process.

Positioning the offering as a value-add opportunity for potential care type conversion, Blueprint’s marketing efforts targeted in-state and out-of-state owner/operators and investors with experience managing the full care spectrum and various acuity levels.

The process yielded multiple competitive offers with Cascades Healthcare emerging as the prevailing buyer for its unique clinician-led experience operating a multi-state therapy company and expanding regional platform of skilled nursing and long-term care facilities.

During the sale process, Blueprint coordinated amongst all parties to facilitate active and simultaneous lines of communication ensuring a timely operational handoff upon buyer’s receipt of state licensure approval and the operator’s successful Idaho exit.
