Blueprint is pleased to announce the successful sale of a purpose-built, 52-unit assisted living and memory care community located in West Bloomfield, Michigan, on behalf of an institutional seller. Situated near Blueprint’s Michigan office, in Michael Segal’s hometown, the Blueprint team’s local knowledge and expertise proved vital to establishing the market and completing the transaction.
Originally constructed in 2000 by a national developer/operator, the community presented an attractive opportunity for an incoming acquirer to unlock operational upside through occupancy growth and rental rate reprogramming.

Blueprint conducted a competitive, targeted marketing process, generating meaningful interest from a range of regional owner/operators, many of whom were drawn to the opportunity to operationally reposition the property. The process ultimately resulted in the selection of a local partnership with proven experience stabilizing senior living communities.

The all-cash acquirer is well-positioned to execute a value-creation strategy with revamped targeted marketing efforts to increase occupancy based on a newly implemented rental rate model. With specific near-term capital improvements to enhance marketability and sustainability, the buyer is well equipped to unlock the community’s full potential and stabilize operations.

This transaction highlights Blueprint’s ability to identify the right buyer for operationally challenged seniors housing assets and deliver successful outcomes through disciplined execution and its expansive buyer network.
