Blueprint skillfully markets a ‘turn-around’ seniors housing community, Ivystone Senior Living, in Pennsauken, NJ on behalf of the receiver, Priority Life Care in a court-ordered sale
Ivystone Senior Living is 164-unit seniors housing community, consisting of 100 independent living units, 43 assisted living units, and 21 memory care units. The original physical plant was constructed in 1965, with additions to the property over the years
In recent years, the community had been suffering operational challenges and needed fresh investment and a vision for long-term success

Blueprint successfully made the case for the community’s value for an incoming investor by highlighting operational upside along with the community’s participation in New Jersey’s desirable state-funded Assisted Living Program (ALP)

Blueprint further illustrated financial improvements through continued physical plant refresh efforts and renewed marketing focus to solidify the community’s position in the local market

Blueprint’s process resulted in a privately held owner-operator, UNPPG Management LLC, based in New York, being selected as the buyer. The transaction closed in March 2022
