Blueprint Capital Markets (“BPCM”) successfully ran a process to secure the debt financing for the acquisition of an assisted living and memory care community in Charleston. This deal presented the buyer with the opportunity to acquire an underperforming asset and drive operational performance via occupancy growth and expense savings.
Given the value-add nature of this opportunity, BPCM focused on debt providers willing to be structurally nimble, creative, and efficient. Blueprint guided the buyer through several options, with the buyer ultimately landing with a lender that best met all their objectives, had deep seniors experience, and provided a high level of certainty of execution. The targeted lender profile for this deal was private credit lenders.
This transaction represents BPCM’s capabilities to place debt successfully for buyers seeking value-add opportunities within the industry. In addition, Blueprint effectively marketed and sold the asset to the buyers, highlighting Blueprint’s ability to follow a transaction from sale to placement of debt, and ultimately, a seamless closing for both sides on the deal.
