Blueprint is pleased to announce the successful closing of Bridgepointe Gardens, a Class A seniors housing asset located in Jeffersonville, Indiana.
The purpose-built assisted living and memory care property was delivered in 2022 and demonstrated a compelling lease-up and margin expansion story, complemented by a full amenity package and diverse unit mix of one- and two-bedroom offerings.
Developed, operated, and owned by affiliates of Louisville-based Triple Crown Senior Living, the transaction represents the group’s first ground-up development and full-cycle realization, an important milestone for both its investors and platform.
Launched in Q3 2025, Blueprint executed a highly competitive process, generating multiple offers within the initial 30-day marketing window; following a structured final round, the seller selected a public REIT buyer based on superior pricing and a proven closing track record, aligning to maximize investor returns.
The asset continued to perform throughout diligence and the closing period, achieving 95%+ occupancy at closing and reinforcing the durability of in-place operations alongside remaining upside.
Blueprint successfully guided the sponsor through a critical first full-cycle exit by aligning the right buyer, structure, and timing to maximize investor returns and validate the development thesis.
