In 2025, a Dallas-based private equity firm engaged Blueprint to monetize a three-asset, 367-unit independent living, assisted living, and memory care portfolio in New England. The portfolio spanned East Providence, Johnston, and East Greenwich, all within the Providence, Rhode Island MSA. Ownership had acquired the portfolio in 2019, subsequently installing a new operator and materially renovating all three communities over their hold period.
Blueprint recognized that each community carried distinct operational profiles and relative market positioning, requiring a clear articulation of the unique upside stories at each community, while at the same time presenting a cohesive investment thesis to acquire the whole portfolio. The portfolio included a highly stabilized, cash-flowing AL/MC community; a large and complex IL/AL/MC with stable cash flow but meaningful occupancy upside; and a value-add turnaround opportunity surrounded by exceptional submarket demographics.

Blueprint's deep knowledge of the New England investor and operator landscape proved critical in identifying the right buyer and operator pairing. Equally as important, Blueprint's familiarity with Rhode Island’s unique licensing and change of ownership processes allowed the team to manage buyer expectations proactively, eliminate surprises in diligence, and keep the process on track. After running an efficient and targeted marketing campaign, Blueprint’s process yielded multiple highly competitive bids.

The portfolio was ultimately acquired by a new, Blueprint-facilitated partnership between a publicly traded healthcare REIT and Senior Living Residences, a Boston-based operator with a well-established track record in the New England market. The transaction closed collaboratively, at the agreed-upon price and terms, and efficiently, roughly four months following LOI execution.
