Blueprint is pleased to announce the successful sale of English Meadows Teays Valley, an 88-unit assisted living and memory care community located in Scott Depot, West Virginia, on behalf of a fully integrated investor and developer who built the project over a decade ago. The community remains one of the newest in the area and benefits from a prime position in the affluent Teays Valley submarket of Putnam County, situated along the Interstate 64 corridor between Charleston and Huntington.
At the time of marketing, the community was performing at an exceptionally high level, generating in excess of $1.8 million in EBITDAR on approximately $7.0 million in revenue while achieving spot occupancy of nearly 98%. With only two competing communities within a ten-mile radius and no new supply in planning or under development, the asset offered an incoming investor durable in-place cash flow alongside continued rate-driven upside, further supported by adjacent expansion parcels capable of accommodating future independent living and memory care development.

Blueprint executed a competitive marketing process that generated multiple bids from a diverse pool of institutional capital, including several private equity firms and multiple publicly traded REITs, reflecting broad conviction in the community's operational strength and the submarket's favorable supply-demand fundamentals.

Blueprint’s process yielded a highly competitive bidding environment, with the winning bid being submitted by a publicly traded REIT with existing ownership of a nearby community. Blueprint viewed the buyer's firsthand knowledge of the submarket as a material differentiator, demonstrating its conviction in the asset's continued rate growth and long-term positioning, and that its acquisition of the community represented a natural strategic complement to its existing footprint.

Blueprint remained actively engaged from bid selection through closing, and the transaction closed on time and in accordance with its original terms, a testament to the alignment established early in the process and maintained throughout. The successful execution underscores Blueprint's ability to drive competitive tension across both private equity and public REIT capital and to deliver certainty of close on high-quality, cash-flowing seniors housing assets in secondary markets.
