Blueprint was engaged by a repeat institutional private equity client to lead a targeted and confidential marketing process focused on value maximization and execution certainty for a Class A Seniors Housing Community in the Clearwater, FL MSA.
The community has been historically well invested, offering immediate in-place NOI and strong operating margins, while presenting known value-add opportunities that resonated with the buyer.
Leveraging its proven process and deep network of qualified regional operators to procure several written offers, Blueprint identified a large, privately held owner/operator based in Georgia as the ultimate buyer. The group maintains meaningful existing scale in the Southeast and is eager to grow in Florida, making the acquisition both operationally and strategically complementary. This marks the second transaction between the same buyer and seller, following a successful multi-asset portfolio sale earlier this year—benefiting from proven buyer quality and a highly efficient diligence process.
The outcome underscores Blueprint’s ability to deliver thoughtful execution for institutional sellers and align regional operators with strategic growth opportunities across the Southeast.
