The Hoosier Portfolio offered the opportunity to acquire meaningful regional scale throughout Southern Indiana. The portfolio consisted of 346 assisted living units and 38 memory care units, with communities located in Seymour, Washington, Bedford, Bloomington, Franklin, and Charlestown, all within approximately a 90-minute radius.
At the time of marketing, the portfolio presented a compelling value-add opportunity, with occupancy of approximately 60% across the portfolio and significant upside through census growth, operational integration, and expense management. An additional avenue for value creation existed through Indiana Medicaid certification, with five communities in the certification process and one already approved at the time of marketing.

Blueprint executed a competitive dual-process marketing approach utilizing their Seniors Housing and Behavioral Health platforms, generating interest from a diverse buyer pool attracted to the portfolio's scale, geographic concentration, and multiple paths to improved performance. The process ultimately resulted in the selection of a buyer with a differentiated strategy for the assets, including plans to convert select communities to behavioral healthcare uses.

Following buyer selection, Blueprint remained actively engaged throughout diligence and closing, helping navigate the complexities inherent in a seven-asset transaction while maintaining alignment among all parties and preserving deal momentum through closing.

The transaction underscores Blueprint's ability to execute on multi-asset seniors housing portfolios with operational complexity, while identifying buyers capable of unlocking value through both traditional seniors housing operations and alternative healthcare uses.
