A special servicer in the Seniors Housing sector engaged Blueprint to maximize value on the sale of Spanish Vines, a well-maintained, 88-unit assisted living and memory care community located in the densely populated Greenhaven–Pocket neighborhood of southwest Sacramento.
The community produced negative EBITDAR across every historical look-back, with month-over-month census, RevPOR, and expense load all swinging materially as operations re-stabilized.

Blueprint positioned Spanish Vines as a value-add acquisition for an incoming sponsor with the operational infrastructure to push occupancy back toward stabilization, anchoring the narrative on the asset’s irreplaceable infill location, recently invested physical plant, and a clear path to a stabilized pro forma. The team further differentiated the offering by underwriting an alternative path to upside through California’s Assisted Living Waiver program, expanding the universe of qualified buyers beyond traditional private-pay sponsors and giving each prospect a defensible bridge through the volatility reflected in the trailing financials.

Through a competitive, structured marketing process, Blueprint generated multiple qualified offers and ultimately selected a buyer with the conviction to underwrite through the noise. Blueprint worked closely with the seller, the buyer, and counsel to navigate diligence — including ongoing operational shifts during the contract period — and held the deal together through closing. The transaction closed at a pricing outcome that reflected stabilized upside while compensating the seller for the recent capital investment and momentum already in place.
