A national developer/investor engaged Blueprint to maximize value on the sale of their high performing, Class A community in Bethlehem, PA.
Opened in July 2023, the community offers 124 units of Assisted Living and Memory Care as well as a suite of contemporary amenities. Leveraging the combination of a best-in-class operator in Legend Senior Living, and the premier physical plant in the market, the community achieved industry-leading occupancy and margins within 18-months of opening.
Given the community’s outstanding performance and trajectory, ownership decided to monetize the asset and lock in returns but elected to do so through a discreet and targeted recap process in recognition of Legend’s efforts and outstanding success thus far.
This targeted approach led to competitive offers from all groups approached and ultimately allowed Legend to maintain operations and co-invest alongside a new partner.
The transaction closed collaboratively and at the agreed upon pricing, and seeds a growing relationship for both Legend and their new partner.
