Blueprint is pleased to announce the successful sale of Morningstar at Arcadia, a 104-unit assisted living and memory care community situated in Arcadia, one of the most coveted and affluent infill pockets within the Phoenix MSA.
Developed in 2014, the community offered a modern, purpose-built physical plant well-suited to meet the needs of the surrounding demographic. The seller’s basis in the asset was unique as it was acquired out of federal receivership approximately eighteen months before the sale, ownership moved quickly to invest meaningful capital into common area, exterior, and unit-mix improvements, driving census and revenue growth that repositioned the community on a compelling upward trajectory. By the time Blueprint was engaged, Morningstar at Arcadia was approaching stabilization with occupancy near 92% and a margin approaching 36%, representing a clear and investable stabilization story.
Prior to launching a sales process, Blueprint’s Capital Markets team worked alongside ownership to evaluate a recapitalization as a potential path forward. Given the momentum in the broader seniors housing market and meaningful compression in cap rates across the sector, the team ultimately determined that a competitive sale process would deliver the most compelling outcome for investors. Blueprint pivoted swiftly and executed accordingly.
Recognizing the asset’s appeal and the seller’s desire for a streamlined execution, Blueprint ran a highly targeted, two-week process directed at a curated group of select institutional buyers that placed a premium on the existing operator’s successful track record. The deliberate and selective nature of the process generated strong conviction across a competitive field of REITs and private equity groups, all of whom recognized the scarcity value of the infill location and the asset’s near-term stabilization upside.
Ultimately, a REIT buyer was selected after a competitive best-and-final process. The asset traded above $500,000 per unit, a strong validation of both the Phoenix market’s continued strength and the quality of the underlying real estate. The selected buyer brought a transparent, collaborative, and efficient approach to every stage of the process, leading to a seamless execution.
