Owned and developed by Oklahoma City-based Walters Construction Company, the “Thunder Portfolio” included three fully stabilized communities surrounding the Oklahoma City metro area in Moore, Mustang, and Edmond.

The portfolio, constructed in phases between 2010 and 2021, contains 350 total units, including a newly constructed 35-unit component on the Moore campus providing the acquirer an opportunity to realize a significant increase in EBITDAR.

The Portfolio maintained stable occupancy and cash flows throughout the COVID-19 pandemic. Operations continued to strengthen during marketing and throughout the transaction. At the time of sale, all communities, except for the new component in Moore, were completely occupied.

Following a successful marketing process, Blueprint procured multiple qualified offers from both seniors/active adult buyers as well as multi-family focused buyers.
