Located in Boise, Idaho, Heritage of Boise consisted of 92 assisted living and memory care units that were operational until September of 2021 at which point the seller made the strategic decision to shut down operations and move residents/staff to their other assisted living facility in the area.
While not an easy decision, this move aligned with the incoming buyer’s motivations to purchase the asset vacant, as they had an entirely different vision for the building’s foreseeable future.

After detailed negotiations, a creative structure was met for Boise Rescue Mission to purchase the asset, complete minimal capital improvements, and subsequently admit a new resident type.

The new facility will be called “Sonrise Transitional Housing” to symbolize a new dawn for formerly homeless residents seeking a fresh beginning toward independent living.

The local sellers will focus their energy and efforts on their existing operations, but ultimately have peace of mind knowing the building will serve a faith-based non-profit mission in the Treasure Valley.

Blueprint was an integral part of the transaction for nearly a year as several LOIs were submitted to the seller to ensure that each different path was considered.
