Blueprint advises on efficient and seamless sale of Class A seniors housing portfolio
The portfolio included two recently constructed seniors housing communities consisting of 152 units of independent living, assisted living, and memory care located in Alabama and Tennessee.
Built in 2018, the Class A Seniors Housing communities were surrounded by rapidly growing private pay seniors populations.
With lease-up regaining momentum following the industry-wide COVID headwinds, Blueprint positioned the portfolio as a highly attractive value-add opportunity with upside potential. The offering included incremental investor upside via a turnkey memory conversion at one community, with an opportunity to expand on excess land at the other community.
Ownership engaged Blueprint in the fall of 2021 to run a competitive marketing process. After only a brief time on-market, multiple qualified bids emerged that met seller’s exit strategy goals.
Ultimately, the prevailing purchaser was an Alabama-based owner-operator. This acquisition strategically enhances the purchaser’s operating footprint in the Southeast.
Blueprint worked closely with both parties throughout the process to ensure a smooth and efficient closing and transition.
