Blueprint is proud to announce the sale of a seniors housing community in Roswell, GA, a high-barrier suburb of Northeast Atlanta, now set to become an 80-bed residential behavioral health facility. Transaction speed, strategic zoning success, and execution certainty drove value and delivered winning outcomes for all parties involved.
The client, a private real estate investor, engaged Blueprint to identify an acquirer capable of unlocking value through behavioral health repurposing. Within 14 days of launch, Blueprint secured a signed LOI with a leading Southeast-based provider of mental health and substance use disorder (SUD) treatment services, ultimately resulting in a successful closing 75 days later.

A recurring critical element of the transaction was zoning approval. Blueprint and the incoming owner/operator shared a mutual relationship with a seasoned land-use attorney who helped the buyer obtain zoning approval directly from the City of Roswell thereby avoiding a public process and common entitlement hurdles in high-affluent Atlanta suburbs. The asset traded at $93,000 per unit.

This deal underscores the Blueprint Behavioral Team’s ability to pair specialized real estate with aligned operators and execute on the vision to deliver more behavioral health beds to high-barrier markets in need.
