Built in 2013, Arbor Terrace Roseland was purpose-built to institutional standards and includes 85 units of assisted and living and memory care. The community is located in Roseland, New Jersey, a suburb of Essex County, a densely populated and affluent pocket of northern New Jersey, within short driving distance of Newark Airport and New York City.
At the time of marketing, the community was 91%+ occupancy and an EBITDAR margin of approximately 30%. Perhaps just at notable, the community demonstrated deep market acceptance and resilient historical performance, with occupancy well into the mid-80s %, with correspondingly healthy margins dating back to 2019.

A large, institutional private equity firm engaged Blueprint to run the sales process. Blueprint designed a strategic marketing campaign, leveraging the submarket’s attractive demographics, the limited supply risk given the cost of new construction in the area, and the community’s exemplary performance, to generate significant interest in the opportunity.

Blueprint executed a focused 30-day marketing campaign that generated multiple initial rounds offers from a broad range of institutional buyers. Following a competitive final round process, a Massachusetts-based private real estate development and investment firm, partnering with a Massachusetts-based operator seeking to expand its presence in the region, emerged as the winning bidder team.

The transaction closed on time, showcasing Blueprint’s ability to maximize optionality, deliver strong execution, and achieve top-of-market pricing across asset classes.
