Built in 2018, the Class-A building is located in Dyer, Indiana, within five miles of three major hospitals and has become a key asset to the growing medical services market in Northwest Indiana. The property offers a complementary mix of oncology, lab, medical spa, and pharmacy services.
The tenant, Northwest Cancer Centers, has a comprehensive services agreement with US Oncology Network, a subsidiary of McKesson (Fitch: A-). US Oncology Network brings together more than 2,700 independent providers across 600+ locations into a community of shared expertise and resources to advance local cancer care and deliver better patient outcomes.
Blueprint worked closely with the seller to negotiate a new, long-term NNN lease while running an aggressive marketing campaign to HCRE and NNN buyers, procuring seven offers throughout the process. The seller ultimately chose a well-capitalized, privately held healthcare real estate investment firm as the buyer.
In order to expedite the closing timeline, Blueprint successfully structured a seller reinvestment piece to create alignment and comfort for the buyer and lender ensuring all parties were provided with an acceptable outcome.
