A large New York-based Senior Housing owner engaged Blueprint to explore the strategic sale of an 80-unit assisted living and memory care community located on the east side of the Susquehanna River in Harrisburg, Pennsylvania.
Ownership had acquired the asset several years prior while in distress and installed Viva Senior Living as manager to execute a successful turnaround plan – which was now in its final stages. While the asset was performing, it was non-core to the owner’s geographic portfolio footprint. Blueprint’s knowledge of Buyer behavior and expected pricing dynamics in Pennsylvania allowed it to advise Ownership on a range of solutions relative to exiting the investment. Ultimately, Blueprint constructed a lease-to-purchase framework that could capitalize on the community’s increasing operational tailwinds while minimizing downside risk.

Blueprint then helped identify several owners with experience in the region with synergies that could continue to drive the asset value. Ownership ultimately selected a group that chose to retain Viva Senior Living as the manager and, with Blueprint’s assistance, negotiated a creative lease structure with performance-based incentives and a purchase option—enabling the incoming partner to benefit from the improving performance at the community with minimal upfront capital and the opportunity to buy once key operational milestones are achieved.

This transaction showcases Blueprint’s deep knowledge of Pennsylvania submarkets and its ability to catalyze liquidity and repositioning in circumstances when a traditional sale isn’t yet optimal.
