Built in 2020, the Amira Choice of Sarasota and Naples were purpose-built to institutional standards and comprise 326 total units.
Amira Choice Naples comprised 128 units of AL, MC, and though occupancy and performance was improving, the community was positioned as a value-add opportunity boasting exceptional construction quality and dynamic market demographics.
Amira Choice Sarasota comprised 198 units of IL, AL, MC and was highlighted by near-stable performance with occupancy and margin continuing to grow throughout the marketing process.
United Properties, a national real estate investor and developer engaged Blueprint to run the sales process. Blueprint designed a strategic marketing campaign advising the market that the communities could be purchased together or in separate transactions.
Blueprint executed a focused marketing campaign that generated over 33 total offers from a broad range of institutional buyers. Following a competitive final round process, the communities were ultimately sold separately with Naples sold to an institutional private equity group and their joint-venture partner while Sarasota was sold in December to a national owner-operator.
This transactions underscores Blueprint’s ability to maximize optionality through, create competitive bidding environments, and achieve top-of-market pricing across asset profiles.
