Blueprint handled the transaction on behalf of the seller, Sioux Falls, South Dakota-based The Evangelical Lutheran Good Samaritan Society, a non-profit owner-operator who selected Blueprint to run the sale process for its extensive experience in the Arizona market
The offering consisted of 208 skilled nursing beds and 176 independent/assisted living units. Built in various stages from the mid-1970s to early 2000s, the portfolio had maintained an exceptional reputation along with strong revenue numbers. One campus had a 5-star CMS rating and the other, a 4-star rating. Coupled with recent multimillion-dollar renovations, both facilities were well positioned for an incoming owner-operator.

Blueprint’s marketing campaign positioned the offering as an opportunity for an incoming investor to grow a regional platform with quick expense management and operational efficiencies. The effort resulted in multiple interested parties and, ultimately, an affiliate of the Ensign Group was selected for its strong presence in the market and ability to close quickly.
