A national developer/investor engaged Blueprint to maximize value on the sale of a high performing, Class A community owned in their legacy debt fund vehicle.
Developed in 2019 by a prominent local citizen and developer, the community offers 80 high-quality units of Assisted Living and Memory Care as well as a suite of contemporary amenities and design elements.

Originally entering the transaction as a lender, the seller ultimately had to foreclose on the community when lease-up and financial performance lagged through COVID. After asset managing the community for several years, the community was approaching stabilization in early 2025 and the seller charged Blueprint with maximizing value on the disposition.

Balancing the community’s outstanding asset quality, rates, and NOI potential, but idiosyncratic location, Blueprint elected to run a multi-prong process targeting both national Class A buyers with the best cost of capital and established regional operators best positioned to maximize performance in this market profile.

This targeted approach brought multiple offers and ultimately saw a joint-venture between Benchmark Senior Living and National Development selected as the buyer.

The transaction closed collaboratively, amicably, and at the agreed upon price and terms.
