Blueprint Capital Markets (“BPCM”) successfully structured the capital stack for the acquisition of Cascade at Grants Pass, a 286-unit independent living, assisted living, and memory care community in Oregon.
BPCM canvassed the market and presented the opportunity to over 50 capital sources leading to several interested parties which allowed Blueprint to deliver very strong terms and pricing that aligned with the buyer’s investment strategy and ultimately increased expected returns.
The targeted lender profile for this deal was regional/national banks, life companies, and private credit lenders with a large regional bank winning the debt via their strong terms and pricing.
BPCM also guided the GP sponsor through an equity placement process that involved exploring both preferred equity as well as a co-GP placement. After running a thorough process, the preferred equity placement was executed with a large, experienced health care REIT.
This transaction represents BPCM’s capabilities to place capital throughout the capital stack and take a true advisory role as champions for borrowers.
